The site was a nearly abandoned full block that<br \/>\nhad lost significant historic buildings to arson and neglect. Reviving the neighborhood was a primary goal<br \/>\nand is exemplified by providing affordable, market rate housing and street level retail. Parking areas are<br \/>\ncarefully located in underground garages and small landscaped surface lots l ocated to the interior, thus<br \/>\nmaintaining the traditional street edge fa\u00e7ade placements.<\/p>\n<p>The architectural flavor of the development harmonizes with the adjacent historic properties while<br \/>\nmaking a contemporary statement. The massing of each building carefully considers the pedestrian<br \/>\nexperience by breaking down the scale of each building block with deep insets that create balcony space<br \/>\nand deep shadows. A large block now appears as two buildings. The detailing of each fa\u00e7ade reinforces<br \/>\nthe scale breaking devices and creates a lively neighborhood of new buildings. The architectural<br \/>\nlanguages were developed from iconic details commonly found in the neighborhood. A kit of parts of<br \/>\nstorefronts, vertical windows, cornices, belt courses, etc was developed and was<br \/>\nemployed as a system of<br \/>\ntheme and variation\u2013akin to musical composition\u2013thus allowing each successive building to be<br \/>\ndesigned as an evolutionary event, rather that applying a uniform design throughout the six unit<br \/>\ndevelopment. Responding to the success of the warehouse lofts in Denver\u2019s historic warehouse district, and a dwindling<br \/>\nsupply of historic buildings, The Overlook was the first of numerous \u201cloftominiums\u201d to be developed in<br \/>\nThe Highlands.
